@Account Closed What are the tasks that make up the best use of your time and what are some tasks that you have completely automated?

I work in a lot of digital spaces with web and marketing projects. Everything is driven towards automation for both cost efficiency and sales effectiveness reasons.

Making perhaps a great oversimplification, but wholesaling to me (as I creep on the board) is lead generation for flippers and holders. Something that is typically also driven to automation.

I have my own ideas, but I'm curious as to how some of you active wholesalers have gone about automating your business and process flow in all areas. (marketing, sellers, buyers, etc..)

@Tucker Long

I would reccomend as @Sam Bhullar said and create several niche sites. Your results will be better, albeit more work.

You could also create a holdings company for all your entities as I have done with various digital enterprises. This would allow you to say I own this, which does bla, bla, and bla.

From an SEO perspective you could try content marketing your holdings company and segregate the traffic from there. This would require some great UX and design to communicate to customers effectively and avoid a high bounce rate but it isn't impossible. You would just talk about your other properties in the third person which would create some overlap, but more content (if done right).

When they get to your site, have them immediately choose to head to/from the blog to the appropriate business site. Those businesses could also then share the Holdings Co content on their sites.

Definitely complicates things and needs to be done with care to avoid shooting yourself in the foot but it can be done.

Post: Are wholesalers authorized to sell property?

Wouldn't a wholesaler doing so appropriately have consent of the owner? Per the article that would be OK as long as they are aware.

"However, the license law does provide that a licensee can be disciplined for offering property for sale without the knowledge and consent of the owner or the owner’s authorized agent, or on terms other than those authorized by the owner or the owner’s authorized agent."

Regardless, as @Chris Boyd said, a wholesaler is selling a contract they obtained. So it is irrelevant.

@John Thedford

The manner in which you "ask questions" tells me your interest is immediately at "correcting" vs "learning". Up until the second half of this post (of which all of us are off topic) none of what you contributed was directed to the post at hand.

Furthermore, your sudden softening of tone is interesting to me. The majority (Not all) of what I have seen posted on this category is all about how the business model of wholesaling is illegal and unethical. Virtually everyone that makes a post here is subject to harassment about ethical and illegal activities when you have no idea about whether they are or are not participating in. Yes, you are asking questions but in an accusatory manner based on the assumptions stated above.

@Bill Gulley

I will praise that even with sharing your opinion you at least addressed OP.

So should I operate on the assumption that all who ask innocent questions on this topic or wholesaling in general are to be unethical liars and scammers?

Everyone should be transparent and honest with all their business dealings regardless of business model or industry.

Disclosure: I'm not a wholesaler, I just find it silly that people assume everyone posting in this category is a scammer or crook. There is and will be a market for wholesaling, as it is often a much better source of income for people with a marketing background or those so inclined.

 Which is not what is going on here! Correcting bad information, the guru folklore and the instigators of bad business practices or illegal activities isn't trolling regardless of how badly you may not want to hear it.

For those wanting to deal on the dark side, unknowingly or otherwise, it's on you, but advocating such won't go unanswered on BP for the sake of other newbies willing to learn and wanting to deal ethically and legally. :)

 But the post wasn't asking about about a bad business practice or illegal activities. That was an assumption made by the activists.

For all we know OP was perfectly capable of doing that deal and decided against it. Now he wants to assign it to John so he can execute on it.

That is what was happening here. John introduced more words to the discussion than had been posted collectively at that point - all of which had nothing to do with the original post.

Just cause you feel the same way doesn't mean he isn't trolling.

And for the last part: Please explain to me why BP has a community dedicated to this if it is that illegal and evil. I'd venture a guess they even have guides and webinars on the subject.

Copy and paste is an option. The OP is trying to broker real estate without a license and more than likely, has been fed all the garbage of how to GET OUT of a contract. No insult meant to the OP, but his post makes it apparent he doesn't know anything about what he wants to do. An education might be in order. Like it or not, MANY of these people are scammers. Any seller, when told by the "buyer" that they have no intention of buying and then signs, asks for it. That usually isn't the way it works. See my previous post about the victim that thought her house was sold only to find out she was lied to and deceived. I WILL continue to post my opinions just as you are free to post yours. I do NOTE that often, when I pose questions, my posts are simply ignored because they CANNOT defend their unscrupulous actions. Anyone that desperate for money will certainly never admit the truth and not consider operating honestly. Desperate people do desperate things!

 You are making a lot of assumptions about OP based on his simple post. Honestly from a sales perspective in getting your message across you'd do a better job of asking more questions before going no a RANT and ACCENTUATING a lot of WORDS we feel are IMPORTANT.

It comes across....well you get the point...

Also, I wouldn't assume people ignoring you is out of desperation or dishonesty. At this point it is safe to assume that every time you post it has nothing to with the topic at hand, so moving forward I'll likely ignore them. Which is something I picked up on from seeing others generalizing and assuming how people behave based on a short forum post.

@Jeff B. I wouldn't assume he is. Like I also wouldn't assume anyone assigning a contract is a con artist. Wholesaling is essentially lead gen for Buy & Hold Owners like yourself. (not saying you use them or need to, cause clearly you wouldn't) Honestly, most arguments used against wholesaling can be immediately directed back on Realtors.

No matter everyone's opinions however, there is always going to be a market of buyers who will utilize their services to save them time/energy. Perhaps instead repeating (what I swear should be a copy and paste at this point) argument about why it is evil - address the topic and post and suggest a relevant answer in what you feel would be the best way in handling the situation.
