Post: Just did my first whole sale deal need advice on closing

I just completed my first wholesale deal with a guy with whom I met and It feels so off from which he's doing things. He's busy and so am I so we usually text. He's agreed to coach me so to speak with three deals split in half. I brought a package of 5 worked the seller to 23k. Originally said we'd get 5 a piece. Seller went up on price and he told me go up he still had a buyer. We nailed a contact with two weeks. It's now a month later and things are just getting done. Whenever I'd ask how close are we to closing he'd beat around the bush and I never got a real answer. My seller started flipping out because we went a week over closing and I couldn't give a full answer since my mentor didn't give me one. He finally comes out and says first buyer didn't want to buy because of the price increase. But the whole time he kept assuring me that they were ready. Now it's time to get paid and I want advice because he wants to have everything wired to his account. I'm on the original contract seller myself and him. I didn't sign the other contract with the buyer; however I confirmed with seller that closing had been done. In my understanding I would get my own personal check from the closing company and he would his. He also says it's because it's good company on the contract as to why.One last thing is we have a signed contract for the three deals we do but I'm not feeling comfortable in working with him no longer since I was left in the dark for so long and huge lack of letting me know how things where processing on his side. He also told me that instead of the 2.5k it would be shaved off about 300 because of something or another. And I told him fine i just need the check and prefer to have it instead of waiting on it to get to his account or however it would work. Is this a normal thing or should I call title Co and find out if he's trying to get one over

hello all it's been a while since I've been here I've been working in the field with my first few houses. I came across a house and talked to the owner however they have a reverse mortgage for the balance due inorder to sell. The guy I'm training with is a little stumped as well as if their is anything legal we can try to do with a subject to on the house. Any suggestions? Thanks I'm advance

hello all any help needed. how does buying a home subject to actually work. I understand that if they have so much left over on the property then the buyer will pay this for so long, but does that mean they pay off the loan in full after months or years? basically what i'm asking is how does the end game; simply put can someone show me a break down of how it would work.

i think it's somewhere along the lines buyer has 15k left on mortgage. payments are 3 months past due. rent/note is 1k. buyer pays closing cost +3k bringing mortgage current leaving 12k left over and buyer then sends 1k for a year until mortgage is resolved.

When is this appropriate to use.

As you all know when it comes to wholesaling you need an agent or company that does a double closing. I'm located in st. louis mo. It would be very awesome if anyone had an agent or company that they recommend for double closing. this is the last step i  need before jumping into real estate. thanks for any help that you have.

@Edmund Ricker Sorry for the late response, but i have already had an attorney do from incfile. I just didn't know what to do with it. Thanks for the response; however i have talked with them and problem solved

Hello to all I am happy to announce that I just founded my LLC and attended my first reia. It has helped to gain agents, investors and vendors. I am now in search of a title company hear in st. louis mo.It would be awesome if anyone could ppoint in the right directions for such person on double cloings. Thanks to all in advance

Hello all, in my journey to move further toward real estate investing I'm looking at the different ways to close and the one that fits most is to get transitional funding. I have looked at getting my real estate license which seems to be the only way to legally transfer a contract, but if i can save a few hundred and just "buy the property" then why not. I can always get the license at another date if need be. My true question is does anyone know of a few transnational lenders that i could look up and actually work?
