sorry for not fully understanding; I get the whole other peoples money part, but I'm not sure I've read or heard about using the buyers money itself to buy a property or misinterpreted that part. Could you explain a little more.

@Account Closed  you double closed on every property then. How did you fund your deals(did you use private money, hard money or use any of your own money? if so how much would you use) Have you ever used the same escrow company to close back to back? One more thing have you ever did a short sale deal on a pre-foreclosure and from your perspective how does it differ from a normal wholesale?

Sorry for asking so many questions back to back just want to know as much as possible.

@Account Closed Did you always have a license when you started? I meant a deductible on getting properties under contract

@Vince Mayer I understand it will never be a get rich quick scheme that's why i"m reading and learning everyday. It was one thing I've never been able to find or they never touch on is the no money or low money down. So for instance i get a property under contract and it's worth 100,000 as is. What would be an appropriate down payment to actually get that house under contract or to help me understand that part how would you go about doing it, or do you just double close.

@Stephen Anderson ök so foreclosure and the laws that follow will be my next task. When you put properties under contract do you use any sort of a deductible or just but it with cash and could you give me an example if possible

For months now I have been reading on how I will start and wholesaling seems to be the most logical steps. I will be ready to Start within a month or two as I've been reading books blogs and vlogs here. But none seems to get right down to grits of it nor regional specific. I've also taken at least 20 pictures of properties and a few we buy houses to sort of jump start things if the houses are still selling.I get how to market and get everything under contract, but what about the no money down or little money part; like what's the average you put down on a property or do you even need to. Foreclosure seems a little difficult yet that might be where my hottest houses come from but I'll worry about that later. The last thing I would like to know is about escrow and how does it work if all you have is the contact so what would be the point of you going into escrow. Many thanks in advanced

hello I'm also from St Louis and there are a few routes to go theres an online and in school plans, but the schools can be further out towards Chesterfield and St Peters so I'm doing online since it'll work around my schedule. It's a 48 hour class or I'm assuming will take 48 hours to complete. From there it's a50 dollar application  and 80 for the actual license however the class can run anywhere from 250-500 depending on what packet you choose.I am also looking to wholesale as of first but already working towards getting houses. Feel free to message me since I'm not sure I can post outside links or not

hello I'm also from St Louis and will be setting up an llc however I am using legal zoom which for the standard but most important stuff is about 350. They also give you an option for that type of help for a couple hundred extra every year. You can figure everything out yourself but save yourself the trouble since you need a registered attorney anyway for everything legal
