Got a duplex that I've been digging into for about a month 100,000 price 119,000 Apprised value 93,500 sales price No rehab needed Currently full of long term tenants (2 plus years) Rent all together is $1150 (575 each side) I'm new to this in a big way. And I've told myself I bed to wait to make sure I'm ready but this seems like a great deal. Am I missing something?

My Name is Austin James,

Born and raise here in Utah, the Ogden area to be exact. I'm very new to this I bought my first home at 18 (currently 26). I bought it will all intent to flip it. and I did which netted me a great return. Now I have seen the light and I have banked a nest egg to get into the multi-family dwelling side of things. I am looking it my area very heavy but a lot of these places for sale are duplex' and its hard to stay Cash Flow Positive with them. Any that's a look into my life a bit! I'm so happy to find a place where like minded folks can swap and share info, tactics and experiences.
