Kind of like split levels, these are not the most sought after floor plans. But, like the big boxy splits, they can appeal to large families who need alot of SF for the price.

All of what they said is true, but wholesaling is a great way to get started, and learn how hard and consistent you have to work to make just that $5K. If you can consistently make $5K per month wholesaling, then very soon you will probably decide that you want to be the investor, not the wholesaler, because you won't want to give that equity to the other guy, but finds a way to take it yourself. Dan, DC probably has a financial newspaper where the loans in the process of foreclosure are advertised by the County. Those, at least in my area, are ones that are at least 5-6 payments behind, and the sheriffs sale is coming up in the next month. Sometimes a good time to get involved, because the owners are past the denial stage by then one hopes. :roll: Of course, they may have been contacted by alot of other investors by then. If your marketing piece is unique, you could stand out from the rest and connect with them. Good luck, Mike

Dan, what specific population are you targeting? Are you sending to everyone in a geographical farm area? or only to specific ones, like ones who have owned for more than five years, etc.?

Welcome! Yes, I have heard of others making alot of good money not only flipping them but holding them for rentals. Buy one for $3K, rent it for $500/MO. That works!

You could do the following:

1. Call her and tell her you are an investor and you might want to make an offer on her house, but you need to ask several questions to see if it will work for you.
2. Ask her:

How much are her payments? Payments behind?
How much does she owe?
What repairs are needed? You have to check for yourself too.
Any liens on the house? You'll have to check this yourself eventually by getting a title search.

3. Then tell her you need to discuss this with your partner and will get back to her.

4. Check the market price of the house, and the tax assessment. Call on some signs in the area, and even talk to a realtor about general values in the area if you can. Anyway, come up with a reasonable estimated value for the house based on today's market. Ballpark anyway.

5. Then come back here with your results and we can all discuss your possibililties. Good luck! Mike
