Whatever color and copy you choose, please make sure to make it readable, with dark, thick lines and large print so it can be read at a glance. I can't tell how many times I've seen a sign that someone wrote in thin faint lines and nobody can read it unless they got out of their car dna walked over to it, which is not going to happen.

That makes me wonder - how does that affect the marketability of the paper, if any? Are you having any problems in this area? I don't really understan the buying and selling of notes process.

Maybe this would be a good opportunity to meet with the guy and pick his brain. Meet in a public place like a Starbucks (some crazy Craigslist stories going around - you can't be too careful) and invest in a cup of java - maybe he'll buy! :wink: In fact, it might be good for you to seek a good agent anyway, if you can find one that is willing to grow with you as you become educated and more ready to invest. Some agents are willing to take you around on "one free ride" to look at several houses, so you can begin to get a good idea of the values in a particular area of town you are interested in. Once you know the values you can better do the analysis to recognize a good deal. Good luck! Mike

Welcome! You should check out all the posts and see what your chosen path should be. There are specific forums that deal with commercial property investments. And there is a section on marketing that has alot of info on books, tapes, etc. You don't really need to spend alot of money at first to educate yourself to the point that you can make money. Regarding commmercial vs. residential, it depends on your funding. If you have cash to invest and understand the commercial realm, then go for it. If you have less cash then residential might be the best way to get into it. Good luck, Mike
