Watched David Greene’s live webinar on how to buy small multifamily properties. David Greene is the man! I hope he does more webinars. Highly recommend.

During his webinar he analyzed a multifamily property in Louisville KY, at which time he said that it is a great area to find 2-4 unit properties that meet the 1% rule.

Would appreciate any advice on the best areas of Louisville KY to buy 2-4 unit properties. Thanks in advance!

@Corey Rippeto You are not being fed a crap sandwich. Planning Departments do not keep a list of properties with zoning violations. That is not their responsibility; that is Code Enforcement’s job. That Planner should have directed you to them. But they will not even have a list of every property in a city with zoning violations. Code Enforcement only responds to complaints. Most cities do not take an active role in purposely driving the streets looking for violations. From a City Manager’s perspective, that is political suicide.

@Brennen Cook Cities do not enforce CC&Rs. If the City Council adopted an Ordinance rezoning the subject property to MFR, then revisions to the CC&Rs would remain a civil matter between the property owner and the HOA.

@Valerie Vierengel You may want to check to see if the house sits on its own lot of record first. I don’t know how you could sell a house to another separate owner inside a MHP if the house doesn’t sit on its own separate recorded legal lot.

@Bo Mitchell Contact the Planning Dept of the City/County where the property is located. Ask the Planner what the current zoning is and about the General Plan Land Use designation. If you’re interested in residential, but the zoning is agriculture, ask the Planner is they would support a request to rezone the property to the appropriate zoning designation. If they say they may support a rezoning, ask what density they would recommend. For example, if they would support a density of 4du/ac, (4 dwelling units per acre), and the property is 10 acres, you could potentially build 40 units. There is a lot more to this, but this is how you learn what your options are. Hope this helps.

@Raphael Collazo Typically the Planning Commission’s recommendation for approval now moves forward to the City Council for another public hearing. Is this now the case?

@Ben Pospisil My advice would be to go talk to the Planning Dept. That is the city office whose primary mission is land use and zoning. They will set you straight for free.

@Richard Merkuris Typically is would designate multi family zoning, but as was stated previously, you should call the local Planning Division of the city where the property is located.
