I see a lot of wholesalers offering properties without a lot of sells.  Is this area hard to find buyers for or do buyers want to be closer to the city?  Areas like University Park, Steger and nearby.  They seem like some nice homes.  Anyone with experience in this area care to shed some light?  Debating if I should give effort around there.

I have yet to see a post when someone is looking for wholesalers that they (we) don't come running.  It's usually like that 6th cousin from your step moms side calling you after you won the lotto lol.  You should find plenty on here.

I would think it depends on what criteria you are looking for.  If you are only looking at condos in the city, I think you will be more limited than if you venture into the suburbs.

I work with several people on the south side and yes it is sometimes a war zone but other areas can be great income.  Section 8 is at least good rent as long as the property is taken care of. Send me a connect and we can maybe help each other out.

I base it per property. Yes, the price of the property is a big part and your fees will have to still make it a great deal but enough cushion in case the buyers need it lower. The lowest I have ever made was $500 on a deal. They way I look at it, $500 is better than $0 and the buyer was happy and the possibility of repeat business so I didn't mind too much. A lot of my buyers are looking for 70% of the ARV so try to get yourself in there as well. Hope that helps somewhat....
