Post: How to figure out property value?

Let's say customer says property is valued at 100k, do you go based on them, or do you pay to have an appraisal? From what I heard an appraisal isn't necessary. What are some other ways of knowing the property value other then the sellers word for it?

I've watched videos that say you MUST have and/or in the contract, and others have said it's nothing more than a myth and you don't need it. So what is it, do I need and/or?

Also, there are many free forms online that i can use and that i found on google. Would anybody recommend using one off of online, and what would I particularly be looking for to make sure this is the "right" on to use.

I would really appreciate if somebody can post what they use, so that I can have an idea, more or less what it look's like..

I am wanting some input, should I build a buyers list first and get a title company that does Assignment Contract or Double closing method prior to me hunting for a motivated seller. I think it would be wiser to be prepared, instead of being last minute trying to figure things out. I would appreciate your input on this.

Thanks Amy, again, sorry if I sound a little redundant but I like to know for sure before I start getting involved. Where do I get these two contracts? Do I type them up, or do I just go to a real estate lawyer, and let them know what I am interested. I hear all the time it's easy to do, but yet this is the part which I am still confused....I appreciate you guys with all your support thought, thanks.

Why or why not should a wholesaler get a LLC?

What would be the benefits of having an LLC as compared to not?

ok so if I understand correctly a double close doesnt show the investor how much you will be making out of the deal?? So what is the investors buyer contract going to say, just how much you are selling it for and what housing value is?.....

Also, just for clarification, you have to make 2 contracts or just one? One for the person you are getting the property from, and one for the investor right? Than just look for an attorney/title company to close the deal right?

By you saying "your fee included" you are saying how much you will be making out of the deal or.....?

Do you just print copies of the checks you made and keep them as your stubs, and save them come tax time and take them to H&R block, or how exactly do you do it?

So when I am making the buyer (investor) sign his part of the contract, what information do I disclose, just how much I am wholesaling the house for ?
