Stay active in BP, listen to the podcasts, make a plan, follow through on that plan.
There is tons of information on how to invest and what different methods other people are doing, keep participating and find a plan that you think would suit you. Good Luck!

Not sure how you'd get the full-time salaried deal in real estate. Most investors want to pay their team through commissions so that their success is tied to the team's effort. I know that larger commercial real estate companies like CBRE have staff like business analysts in Los Angeles. I interviewed for a similar job in Salt Lake. That might meet your criteria. Check out Glassdoor.com and search business analyst CBRE, it might still be posted, otherwise look at the similar jobs that it suggests. Good Luck!

I don't know what they are in your area, but I am guessing they are similar to the ones in Salt Lake. They are called Bandit signs. It is a good strategy for home buyers who want to buy homes.
The ones you see are likely for a real estate company like Renatus. They have you pay for their education and your mentor is supposed to make you the next Robert Kiyosaki.

Hey Sean, I don't know a ton about the Florida market, but I do know that it became saturated with condos just before the Recession. What you may run in to is a property that you can't ultimately rent or sell. What is your exit strategy for the property?

Just refinanced my own house where I rent my basement and the lender can't take in to account the income from my property on an owner occupied SFH loan. If I buy a second home as an investment I can use the 2 year rental income to influence the Debt to Income ratio, but it has to be on tax returns for 2 years before it can be used.
Individual leases are fine one you have qualified for the loan but not before, in my understanding. Good Luck!

Utah has a public version of their MLS called Utahrealestate.com. You might check if the Augusta MLS also has a public MLS.
Zillow reposts lots of what the MLS posts, including recent sales.
It might be a good strategy to add a Realtor to your team to get comps, but that may slow down your analysis...
