Welcome! Consider this your personal invitation to join the Northeastern NJ Real Estate Investors Networking Meetup. No matter what your strategy is, we want to hear about it! I have more of a Dave Ramsey philosophy of clearing your debt first. Especially since its low and you have a decent amount of money already saved up to clear them. How long would it take for you to clear the remaining 13K with a full time job? 6 months? 1 year? The real estate market is also nearing the top so delaying by those few months might result in a better deal when the market cools.

 Also what is your interest rate on your student loans? If its above 5%, I say definitely go and clear that debt first.
