If your goal is solely on max cash flow. Then go to Newark, Irvington, Trenton, etc. But be prepared to deal with the headaches that come with renting in those areas

Hi All,

I just earned my 30 day award from BP and I just wanted to reminisce back to my first post. Since then, I have attended two local REIA meetings and joined one of them. Talked to my best friend (who is as interested as me) about a partnership. Connected with someone in my area from Biggerpockets exchanged numbers. Listened to about 40 podcasts, 2 audiobooks, started reading the Cash Flow book by Gallenelli, and going to share a cup of coffee with a mortgage lender just for a discussion.

I feel like my world is opening up and knowledge is key. Thanks to all of you for the advice, interesting stories, and most importantly, the warm welcome.

I feel your pain with the student loans too man. However, I suggest refinancing them sooner. Interest rates are going up, including those for student loan refi. 

Plus you must figure out time lost. If you let 100K loan cook at 8% instead of going down to lets say 4%. That's already 4K given up which means your interest rate must be "that much" better to make up for it. And with rates going up of difference of rates in credit score of 700 vs low to mid 700s might not be that much.

Hello BP,

Are there any tax deductions for newbies that are in the learning phase? Many of us are buying books, going to meetings, joining clubs, traveling, networking at lunches, etc. However, I do not necessarily own any real estate as of now. Is any of it deductible?

I think a degree is very important but it has to lead to a good job. You can't put yourself >100k in debt for a 40k per year job. Or even worse, in a field with no opportunity.

Congrats man. I live about 20minutes from Newark. They are really trying to bring up the city.
