Thrilling and great post!! I would only add that beach properties have a specific type of risk associated with water. Even if quite a way from the beach, storms can be a problem. Additionally, a large storm could alter the national insurance program for these homes (or even eliminate it) so that has to be factored in under "risk", also. Congratulations on a job well done. 

I use refrigerator which has exact duplicate on each side (i.e. half fridge and half freezer for two roomies), drawer dishwasher (each has own dishwasher) and two pantry cupboards (each has own pantry). People appreciate that separation for peace.
