@Reuben Deal You dont really need any service other than the NE FLorida Association of Realtors. They have data that comes out once a month to see how homes are selling, retail, around the city. Its free and updated every month. 

@Brandon Ellis Crime is everywhere, most of it happens everyday with bad contractors on job sites. So always have a goal and vision of the future for where you want to be. Just keep moving a bit each day toward that goal. Some great stuff in Springfield, but also in Riverside. Happy to chat sometime if you want to discuss #Jacksonville.

@Justin R McCullers Go to any Sherwin-Williams store, they have a bunch of business cards for local painters. As a backup, ask the local realtors you know. They always have a go to painter.

I have 3 properties in my IRA with Equity Trust Company, I have worked with them since 2012. The payment process is simple and easy, 3 simple steps to send monies out, the inflows are easy, if the tenants send money in the right way, using the coupons. The online system is better at showing Cash Transactions. Back in 2012, the people were very hard to work with and often you would work with many people to get 1 thing done. Since then it has gotten better and better.

One thing I dislike about ETC is they want to charge you a lot higher annual rate based on the value of your portfolio. So if you see appreciation on your property, they want to charge you a lot higher based on that rising value. I think that is wrong, the service they provide is the same at $20000 as at $200000. Unless I am missing something.

I'm not sure I would want my money tied up until 2020 for something not returning any cash flow. I think there are better deals to be had now, especially here in Jacksonville!

I was just quoted 15% down with Cardinal if I owner Occupy....using Fannie Mae product.

@Jay Hinrichs I dont buy rentals either, to much of a PITA! 

I do rent to owns, lease/option, let the tenant earn some sweat equity and take care of the house. After 10 rentals, I'll never do another rental, ever.

@Jay Hinrichs - Amen, skip credit repair. See if you can get to the people early, explain the bank and what they will do. Any good investor that has lost properties knows the drill. Explain to them what is coming. 

If its a good enough deal, you can take over the notes, subject to, and tell the people they can stay in the home. Its all about TRUST, the more you build up front, the easier it is in the future. Yes, you could be greedy, but why do it? Why not be a bridge for them. You catch more bees with honey, than vinegar. 

The key is to find the Pre's as they happen and work to build the trust, face to face.
