Make sure you find Comparables for Land in at least a 5 mile radius to make sure the price is market value or below.

One way to remember this is there are “Three M’s”:
1) mobile home (DMV)
2) manufactured home - used to be a mobile home, the wheels were removed and it was set down on a permanent foundation. Now it’s real property.
3) modular home. A modular home was made in a factory and shipped out in pieces and put together on property. It always is real estate, real property. It was just not site built it was put together on site.

For the Raleigh, Durham, Chapel Hill market known as the Triangle Area is not due to cool down anytime soon… Of course with Apple moving in prices will probably increase. It will be a little more challenging to find a starter home or downsize home for the average consumer. I am working with a VA to make calls now to find off market properties and will continue to do so over the next five years. That's gonna be the major source of finding semi affordable properties to sell here in NC.

I just started using Propstream and using a VA (virtual Assistant). I was pretty satisfied with the data and ability to skip trace for phone numbers so that my VA can make cold calls. I am looking for a CRM that will accept the uploaded leads (excel sheets) from the Propstream data without needing to reconfigure the data/excel sheets. Doe anyone know of any?
