for trim, behr swiss coffee off the shelf. slight warm off white. looks great, and goes with a lot of colors.

$1-$2 sqft. the later being more priming/patches price. shoot for $1.50 or less if easy repaint job

2nd what che said. the book will help with the ideas you need to replace from a cost stand point. the book won't tell you what/how to do a fire/water damage situation. it's a great book.

if you have a realtor, they can find cash buyers of recent sales in the area you like.
if your not using a realtor, you can try "find comps now" and look at houses that where purchased with cash. after you find a cash deal, just look up address on your local assessor website.

wondering how often do you guys/girls repurchase you data list on average?

got my first target area list for my first letters to be sent, and i've read multiple time about sending to a particular list multiple times in a few months span.

do you update the list after 3,4,5 direct mailings or is it a certain amount of months/year(s)?

looking forward to read your opinions.

if you feel comfortable with 9 months in your assessment since it's your first time doing this, and need extra time, leave it in there.
you'll be rewarded more $$$ when you finish earlier then 9 months. since j scott didn't plug his rehab cost book, i will,lol....

i got the real/digital copies, and you should to if your serious about this. since getting the rehab cost book by j scott, i now used it more often then my old personal estimates since i've moved away for doing work myself, and never calculate any labor cost. solid gold.
