I believe a mentor is key. Most Gurus programs include them. They get you over the hurdles one first faces. You can read, learn, go to seminars but unless you act on the training and education nothing will happen. That is where mentors come in.

Join CAREI
Make first deal by the end of January
Do one deal a month (wholesale, purchase, rehab, flip, etc)
Meet as many real estate investors as possible and learn from them

We are in the midst of a major recession brought on by the collapse of the housing market. Many people are being foreclosed on and the rules for lending are getting tight.
My question to everyone is how do you think this will affect the need for non-conventional loans such as owner financing or lease options?
My thoughts are those who were kicked out do to foreclosure or short sale and are now renting will want to buy a home in the next few years. But they will be reject do to the foreclosure. And they will need us (investors) o buy a home.

I went looking around on craigslist for people looking for bird dogs. I found one that will pay $5.00 for each applicable submission and $10.00 for each submission with the owners name, address, etc. I asked if there was more for when they close on a property. I got a maybe if you are with it long enough. I want to earn a few bucks in real-estate. But not just $5.00 my time is worth more than that.

I am in Colorado and want to know what else I can do to start bird dogging and if this origination I found sounds legit.

Is it illegal to have more than 2 unrelated persons in one house that is not zone multi family?
I have been speaking with my brother and sister who have attended UNC and they have had friends who have lived on the west side and drove in every school day. So, I have established that there is a need. Now do I want to deal with college students?! Maybe. I have been to a few houses by campus. They definitely don’t take care of the houses. I still have time to figure out who I want to be my target tenet. I could always put and add that says;
“Free case of beer for signing the lease!â€
I have some homework to do now!
