Thanks for the great insight everyone. Yes these are single family homes and rents are AT market rate. The rents have not been raised since the tenancy started. I see your point on deferred maintenance as that could be an issue with REALLY long term tenants--maybe after 5 years or so (Both of mine don't have this issue as they are around 2.5 years). Elizabeth I had not even considered point 3.

I have 2 rental properties that have been rented by the same tenants for over 2 years. One set of tenants have been there for 33 months the other home/tenants for 28 months. I want to sell these two homes and I am trying to figure out what return I should offer. Specifically, I am wondering does the length of the tenants stay play into the investor mind? Would these 2.5 years add anything to the ROI ask? Maybe 1/2 percent.
They yield 25K annual after expenses with property management in place. Would 1/2 percent be fair for the term of the tenants stay or is this not even a factor investors consider?

Thanks for the details Chris. I will put together the items you listed. 3 of the 4 rentals have been in service the last two tax years. Sounds like a package of 4 rentals is the way I will market the assets once I have the last unit rented.
