If you are worried about liability then don’t provide them with the mower.  You can provide the manual with the mower electronic or physical docs.  This way you can say they can use the mower.  

Additionally, I think that any reasonable person would say a SFH would come with a shed. I have 4 SFHs. They all have sheds and I have paid to repair as needed. I think you should repair the structure on the property if needed. How much maintenance does a shed take?

I would ask the plumber to give a written assessment for your records only.  

I would tell the tenant that the plumber came and said there is nothing wrong with the pipes or water temperature.  

If the tenant is unhappy, the only concession I would offer is an early out of the lease with no penalty.

The estoppel is filled out by the tenant stating what the rent and security deposit was paid.  Look it up.

It all depends.  But rule number 1, don’t let the tenant deduct from their rent.  If you want to hold the policy then you pay it.  Roll the costs into the rent.  If the tenant pays, how will you know the policy is current?
