I am curious to know what surprises you ran into during your rehab and how you handled them? (I have never done a rehab!)

Awesome and intriguing question! The great thing is today you do not have to join a country club to meet affluent friends. I meet a great mentor and friend doing a start up weekend. I completely understand where you are coming from. I enjoy having friends who challenge me personally and financially. 

This has been huge for me, I have cut all negative people out of your life. Once you are successful negative friends will weigh you down and say you are successful because of upbringing, connections, or luck. Funny how some see luck when it is really massive action.

Becoming a part of your community also helps. I love to volunteer and a great place to volunteer and find other real estate professionals is habit for humanity!

Hey @Larry Turowski those are great ideas. Unfortunately I have to live on campus for the first year but am going to buy a duplex this year and most likely move in to one of the units next summer! and 48k over four years would be better than subway money at my age :)

Hey guys here is my situation. I would love to know which step would be the best to start my investing career. I have filled an llc and have saved up about $23,000. I am wondering if it would be better to lock about $15,000 down on a mortgage or start with wholesaling and wait till I have more capital to get into the buy and hold game. I also have some time but am starting my freshman year of college so I need a strategy that is time efficient

Right now I am drawing out the pros and cons of both, but am open to any suggestions from the wise bigger pockets members!

I definitely agree with @Kimberly H. Turnover is key and I would immediately fill an eviction
