For me what is the worst is a biased review of a product designed to get you to buy it. Take all the Forex sites out there, they try to give consumers reviews but in all reality they are not giving consumers an unbiased opinion. For me those squeeze pages are mis-leading. That is unfortunate because I know there are some good squeeze pages out there

One other thing to consider is to try different avenues of web marketing. I have found many people have been discouraged with FB ads, but have found great success with Google Adwords, Linkedin Ads, Video ads, and biggerpockets ads.

I think Facebook is not for everyone, and we actually tried several variants of FB ads with no luck, but when we tried other avenues, we found great success. Don't solely base your success on facebook, it may disappoint you unnecessarily.

Hey Charles,

Great question! I run across squeeze pages all the time and while they are easy to spot, and I know the point of them, I do tend to pay attention to them to see if there is any relevant information I can take or if its purely marketing. I know ahead of time when I sign up for my "free report" I will automatically be put into a drip campaign to be upsold, but I go into it knowing that and actually study the pages now to see what grabs me and what doesn't so I know how to position any squeeze pages I do. Its truly a numbers game with squeeze pages, and if you can get 1 out of every 100 to sign up and it doesn't take much effort, then its worth it.

also take a look at areas where a single house is being torn down and in its place they are planting a few trees or a small garden. Several cities have done studies recently to the power of turning a single blighted house into a small park and the positive effect it has on the local area. I would have thought it would have been a great increase in crime, but it actually has the opposite effect and can be a good indicator towards a more vibrant future for the immediate location.

Andrew, definitely follow the advice given above. Your decision to make in an investment and become an out of state investor in the future 100% hinges on finding the right property management company. They will make or break your profits in the future. More than anything do your due diligence and get references up front. The more information you can gather about the client experience directly from the clients, the better decision you can make into which PM company to hire.

in my experience, the short sale process is currently the best way to get some great deals. You have to have patience as the deals take longer to close, but dollar for dollar they are worth the wait. What you have to prepare for is ensuring you are working with an agent on the property that is well versed in short sales. I have found that the agent representing the other side can make or break your deal, so only worth with experienced short sale agents to avoid the frustration of going 100 days into the process only to find out you lose the deal.

if you take the combined income of the two ladies at the low end of the spectrum you are looking at 24% debt repayment, which is pretty fair. You might consider putting the one lady with good credit on the lease as opposed to the other lady that you are worried about. That way you are getting the person with the good credit score on the document and not the lady you are worried about.

Strange as it sounds, I always recommend going with your gut.

I would suggest getting in contact with the local Pittsburgh government to find out what some of their plans are going forward. More and more cities are identifying zones for redevelopment and they work with not for profits, investors, and hedge funds to get that process started. Be prepared for large rehab expenses as most of these properties will have been sitting for a while, but you can get the best of both world in this type of investing. Also consider investing near colleges that are seeing a large increase in enrollment and applications.

We have had great success with Google Adwords and I just got out of a meeting with a group who talked about the power of tapping into Yahoo and Bing Ads as while there is a smaller market share, there is also less competition in the same space. Has anyone had great success with ads for either, and if so was there a certain competitive advantage unique that you created for your Yahoo or Bing ads?
