I enjoy studying demographics as well. Check out "The Great Depression Ahead" by Harry Dent. It will give you some great demographic studies for the next 10 years. In addition, I like job inflow rates, state taxation, and of course comparable sales. Don't go blindly into any market. Work with experienced local investors to determine if the market you are studying is right for you.

Manners and respect are a true indication to the character of others. Since my first date and to today I open any door for my wife, fill her gas tank up and try my best everyday to be a respectful gentlemen. It was interesting when we first starting dating because my wife had never experienced that before. Simple gestures, including "yes sir/ma'am" are dwindling down unfortunately.

The other thing I have seen is the lack of "Mr." or "Mrs." when addressing someone. When I started in the workforce I would never address my boss by their first name. Now, its way too common.

we use propertyware for most of our servicing. Tenant screening, client portal, tenant e-payment, and maintenance.

Cons of a Condo: Smaller Buyer Pool, Lower Resale, Lower Cash Flow

If this is your first deal, don't start with a condo. IMHO

its my understanding that once the deed is transferred the title insurance insures the owner up to that point. I would think the title insurance would not "re-instate" itself by adding to the chain of title. Let us know what you find out from an attorney. I would be interested to know the final answer.

Kelli, Jon is right, keep refining your goals and keep pounding the pavement. Look at 100 deals, talk to 100 people and then take action. You will find you learn so much along the way that will help you avoid mine fields as you get started. Find a local BP member and take them out to lunch. Get their opinion and see if there is a way you can help them grow their business.

As far as the financing side of things, if all things are equal I like longer term financing. A dollar today is worth more than a dollar tomorrow so stretch your financing if possible and let appreciation and cash flow take care of the rest. Just avoid getting too much financing!

Both Geof and Brian are correct. Risk and Neighborhood sensitive. My in-laws live in Detroit and on a recent trip there it was eye popping to drive to their house. We drove in south of their block and every other house was boarded up or "blown out" ($500 properties) and when we turned the corner for their street all the houses were perfectly manicured, beautiful brick houses all owner occupied. This was in a matter of a few blocks!

@Brian, I may have relatives there. The last name Kaczmarek is the most common Polish last name, like "Smith" so I never know. I did have several relatives there years ago but I thought they moved. Nancy and Joe Kaczmarek?
