Hi everyone!
I'm an investor in the Memphis Market (Germantown and East Memphis and Cordova). Curious to get your take on the market and how it is doing? I hear there is a slow down in other markets and I'm wondering how the Market in Memphis is faring in comparison. I am specifically interested in the area I invest in.
I am seeing less deals as of this summer, and have noticed a slight drop in quality of tenant applications. I am a buy and hold investor.

Hi,
I guess this is a question most of us deal with. If I have several rental properties valued around $100K each, and are paid in full, should I create or bunch them into seperate LLCs? Or should I obtain an umbrella to cover them for liability purposes (each is covered by insurance already).
I keep hearing and understand the concepts behind LLCs, but I also think about the fees, work, paperwork, taxes and accounting required to maintain LLCs properly so that they are not disqualified in a lawsuit.
Would appreciate any and all advice. Thank you.

Hi everyone. I'd appreciate your help and guidance here. I am considering a couple of properties and will be financing them conventionally with 25% down payment. I plan to rent them out. My questions is this.
Should I bundle the closing costs into the loan and deduct the monthly payment as an expense to the future rentals? Or should I pay the closing costs at closing and amortize them?
Does it matter that I am in a high growth market where property values are going up?

I have built a couple that I use, but I'm looking to see if anyone has any robust ones that they use and feel comfortable that they capture many of the factors needed when conducting such analysis. Looking for something comprehensive.

Thank you Dan. That is very helpful. How easy is it (or hard) to find a broker willing to let you hang your license with them? What if you're doing things part time and not as productive maybe as a full time realtor? Thanks!
