I’m trying to do a little more research on Daytona outside of just looking at property values. I’m trying to get some locals to help me understand more of what you told me, the boots on the ground assessment of that area. Thank you again.

Hey Guys,

I’m looking at a vacation rental off of S Atlantic Ave on Dayton Beach. Beachside condo. I’m from Atlanta so I don’t know much about the area, the vacation rental market, how well things go during the peak seasons, etc. Would anyone have any information on this particular market from a vacation rental standpoint? How is it down there outside of the peak season? How would you all determine the value of a property like this in that area?

@Kimberly Jones Great question. I didn’t think about that when I bought my first personal residence, but I learned by lesson after that. They do allow vacation rentals and owners can occupy the unit for a allotted amount of time through the year.

@Rush Wall Yeah, I'm a little nervous about it being out of state trying to pick up a VR. It's priced very well so I'm not too worried about the down payment, but it has HOA fees, plus if there's a maintenance/management fee, plus insurance, that will need to be paid even during the slow months. So I'm trying to figure out how people keep themselves afloat outside of peak seasons. I would be purchasing this basically at the end of the peak so I'm nervous about the purchase putting me in a rough spot financially if I can't float the expenses during the off season.

I’m looking at a vacation rental in Daytona Beach. 1/1 condo. Looks to be in great shape, great location, seems lucrative on the surface. Never done vacation rentals, so this would be my first one. I’m looking at it for the AirBnB/VRBO potential. There are a couple of things that make me nervous about taking this step:

1. I live in Atlanta, property is in Daytona Beach. Anybody own vacation rentals in other states? What tips do you have? Is it difficult? Easy? Do you have a team in place to take care of this for you, or do you do it yourself just fine?

2. How do you survive outside of the peak season? Looks like the peak season is only 6-7 months out of the year. How do you survive the other 5 months out of the year?

Hey guys. To add to this thread that I’m probably reading 3 weeks too late, I too was reached out to by someone using the email address TJWprivatelendingatfinancier.com saying that he’s Mr. Thomas J Wood himself about 4 weeks ago. Phone number 203-684-eleven ninety four. I’ve been in contact with this individual, recently tried to get their help with submitting the application for funding as I’m actively analyzing deals. They sent me to a website tjwprivatelending.com. They kind of brushed off my need for help on the application since I’m just getting started. So today I had a deal come across the marketplace, I filled out the application, called the number, and the dial tone was very weird. Sent an email back to this person saying that I wanted to talk on the phone to know them a little better, no response. I put my business EIN on the application, and I’m starting to get a little nervous because I feel like it’s a scam. I’m not submitting anymore information to them. 

I’d be more than happy to share more, but that’s as far as I’ve gotten. Let me know what you guys think.

Hey BP Family.

I have family connections in Missouri, and I came across a multifamily property on S 14th in 64501. My family knows the St. Joseph area somewhat well because they work in that area, but from an investment standpoint I would love to know more about it. Anybody having luck with renting out properties in this area? Safe area to invest? Looks like properties for sale or on/off market at a cheap price, so it kind of throws up a red flag for me to an extent. I’m from Atlanta, so you won’t get anything at that price unless every house on that street is boarded up and the area is trashed.

What do you guys think? Good Area? Good and stable tenant base? Solid rent rates? Good multifamily area?

Please let me know what you guys think. I’d love to learn more!
