Hello All,
I'm going into a partnership with 3 of my friends. We want to put together an agreement where all of our responsibilities, capital allocation, distribution of profit/losses ... etc are stated. I was wondering if anyone here has a good examples of a partnership agreement? Or know of a good way to set one up?

I've identified a property in Woodhaven, MI that looks a good deal (got some minor repairs I'll need to do). This is an out of state investment for me and first in Michigan ... I've considered Detroit. I hear a lot of good things about it but I'm having a hard time getting some hard data on how the market would appreciate there - job growth numbers in particular. Do know of any sources I can look at to confirm the good stuff I've been hearing about Detroit.

Let's start a discussion around which Midwestern cities do you guys like to invest in or would like to invest in? and why? I think midwestern cities are a bit underrated and personally I'm looking to get into the midwestern market, open to your guys thoughts!
