Hey James, congrats on stacking up $35k and building your credit score up to 750! House hacking sounds like the perfect move for your current situation. With the FHA loan option at 3.5% down, you can buy a duplex or small multi-unit property while keeping a good chunk of that $35k for reserves or your next deal. That flexibility makes a big difference once you're in the game.

To find properties, the key is to research a solid, investor-friendly agent who understands house hacks and can help you find the right deal that fits you best. Best of luck!

Hey Samuel, finding a market that hits all your criteria (1% rule, strong rent to income ratio, low crime) is tough, especially in today’s market.

It’s easy to get stuck overanalyzing, but remember no market is perfect. Focus on fundamentals like stable job growth, population growth, landlord friendly laws, and areas with consistent demand. Sometimes it’s better to start in a “good enough” market and gain experience rather than wait for the perfect one.

Instead of creating a separate strategy for every neighborhood, start by focusing on key market basics like price trends, recent sales, and rent comps.

For comps, aim for properties within a half-mile to a mile, similar type, and sold in the last 3–6 months. If there aren’t any, you can expand a bit, but be cautious.

Zillow’s estimates are not always reliable, use them alongside recent sales and get input from agents.

Hey Evan, since you’re focusing on a family trust and long term buy and hold, I’d suggest starting with small to mid size multifamily properties (like duplexes, triplexes, or quads) in stable markets. These types of properties offer steady rental income and the potential for long term appreciation.

For a BRRRR approach, it's important to keep in mind that in today's market, finding true BRRRR deals has become more challenging. You'll need to be patient and be prepared for tight competition. Also, lining up a reliable contractor for renovations is key and may take time.
