Hey Arzola, Cleveland would be a great market if you are looking for flips and rentals.
It has the highest rents on average in all of Ohio for major cities and the median income is not even in the top 3. That creates a really nice price/rent ratio which is favorable for investors looking for cash flow. The median home price is also very low nationwide which creates a low barrier to entry. You can get solid cash-flowing single families in the 90-120k price range and duplexes in the 130-180k price range.

Cleveland is what I focus in, it's great market to focus on for cash flow and specific pockets have gone up 2x and upwards of 4x in the last 5-10 years even!

If you are on a budget, I would hold onto that and first try to pick pockets of areas you are trying to focus on in your market. Once you picked some pockets, I would pull the addresses of each house one by one. Once you have anywhere from 100 to 150 leads, I would find their names in the county auditor and try to use free online software to skip-trace them. This may sound like a long task, but if you focus 2 hours and have the tabs opened next to each other side by side, you can pull upwards of 100-150 leads in 2 hours.

Hey Logan, Cleveland is a great market to focus on for cash flow and specific pockets have gone up 2x and upwards of 4x in the last 5-10 years even!
Turnkey single family are anywhere around 100k, and turnkey duplexes are anywhere around 150k.

Hey Michelle, I used to live in NYC as well, and one of the reasons I moved to Ohio is because of the Real Estate. If you are looking for cash flow I would take a look at the Cleveland market.

If you are looking for flips I would recommend the west side of Cleveland. Pockets such as Jefferson, West Boulevard, Cudell, Old Brooklyn to name a few. I can help you find single family anywhere from 60-90k that can use a flip.

Hey Brandon, there are certain pockets in Cleveland that has potential.Take a look at Fairfax, some parts of Hough and Cleveland Heights.

Hey Allen,
ROI and what to expect depends on where in Cleveland. I'm finding duplexes on the west side for 80k-130k. Investors love this area for the cash flow they can make, and I find a ton of off-market deals that are below market value, so they expect a better return.Some are turnkey, and some are value-added. I would love to know what strategy you are trying to take and help you position it for the Cleveland market.
