finally we have to replace the roof completely. So far I have quotes between $4500-17k!!! What a big difference and they all confirmed everything I need is included....
so for wholesale now the price would be $385k.... with double closing around May 15th, all cash!

Comps: Really hard to find and those you will find are mostly without a garage, forget about a second parking.

I have a this 2br on 7th available and a 1br on Cedar. Both all fixed up so good for buy and Hold. 224k rented for $1700 and $205k rented $1300, respectively! :-)
