My guess is it depends if the deed is actually separated or not. For example, sometimes people grab fourplexes and separate the deeds and make them into condominiums. When it was a fourplex you could get an FHA loan for all four but as separate condomiums then you would have to get 4 loans. If they have separate addresses odds are they are in different deeds. Check with the county records or appraisal district.

Hello Mr. Arroyo
For the most part, lenders will give you a heloc until you hit an 80% loan to value ratio. Example, If your house is worth $400k and have $350k in equity you should qualifty for $280k (400*.8 = 320 - 50kdebt = 280).
Lenders have become more strict so this might be part of the problem. Definetely ask a lender up to what ratio they are willing to go up to before going through the whole process next time.

Hey Jeremy! I was on the same boat as you maxin out my roth IRA and such. Then I decided I didn't want to wait until i was 65 to bel able to use that money so I stop contributing into it so I could save money faster and buy properties faster. I don't regret that decision! Be warned, it is getting harder and harder to cash flow in San Antonio. Properties keep going up in value at 6% (10% last year) and rents have not kept up, but there is still deals out there. Specially if you are going to manage them yourself. Best of luck!

San Antonio is a great market but I hightly doubt you will find a duplex in your budget. If you want to invest in Texas with a budge of max $150k you are going to have to look in the smaller cities. I invest in Mcallen, Mission, Edinburg area. Fourplexes run from 250-450k and duplexes 120-200k ishhhhhhhh somewhere around there.

Back taxes wont just go away. What will happen is that the government will seize the property and auction it off. Only then do they clear the back taxes.

Hey! If you are going to invest in California you should follow Meet Kevin on youtube. He was in the same spot as you when he was 19 (realtor wanting to invest) and used house hacking to make A LOT of money.
