We are looking for a real estate agent who can actively represent and advise us on a home purchase in North Houston.
Our current experience has been frustrating - agents keep relaying messages instead of providing strategy or counsel. When we ask for input, we get "it depends on how important it is to you". That is not what we need.
We've already identified the property and are ready to submit an offer and do not have a buyer representation agreement in place. We're looking for a teammate, not an order-taker - someone who understands negotiations, protects our interests, and helps us reach the finish line confidently.
I'm direct and reasonable, and I value practical advice and transparency. If this sounds like how you work, please DM me. We'll start with a few short questions based on our recent experience before moving forward.

Yep I'm searching for the right one. I've gone through two, and not all "investor-friendly" CPAs are the same.

Hi everyone. I'm an introvert, but I can fake it for a short while.
I work in Northern Virginia, and we have long-term rentals in Florida and Indiana. I'm posting here because there are folks in this community who would understand.
Over a long period, my wife and I have acquired a few long-term rentals in FL and IN. I have one commercial loan remaining. Our purchases are generally in cash.
I want continue working 40 hours a week (to maintain a financial foundation, and health insurance) and be considered a real estate professional in the eyes of the IRS (for tax savings reasons). Because my purchases are generally in cash, I think I'm missing out on the tax benefits of a loan, but we have worked hard not to have loans.
Then again, I'm not very smart, and I would love to connect with folks who are and generally aren't trying to sell me something. To learn about tax-saving strategies that are realistic for us, we are browsing this forum, watching YouTube, and getting lost all at once. I am actively looking for a tax strategist that is willing to coach.

My wife and I are out-of-state investors looking at a property in Houston, TX, to live in after I leave the military.
The property is an occupied duplex, and the current tenants are Vietnamese-speaking. We are looking for a property manager who is fluent in the language for the next few years until I leave the military and come home.
Any recommendations would be great.

Hello everyone!
I've got a good rental property in NW Florida that is vacant at the moment. My property manager has shown it several times, and normally has a very good record when it comes to finding a tenant quickly.
This time around the concerns coming from the prospective renters are about the private street that my property sits on. The home is a end-unit townhouse with no HOA. There are a total of 20 units on this single shared street. My property is at the entrance of this road. I'll post a picture of the street below.
I'm an out of state investor. Does anyone have any ideas on what I can do? I'm afraid the condition of the road will prevent my property from being rented out. Any ideas would be great. Thank you!

I use Royal Palm Realty out of Mary Esther. Annette and Eileen have managed my properties since 2012 when I was stationed at Eglin. They also just helped me purchase and rehab another one that should be renting in a week or so.
I’m holding out hope for more leads from other BPer’s here but I hope that helps.

I'm sure there are investors out there looking to sell cash flowing properties that aren't making big money. If you would like to sell a property in the Houston, TX (and the surrounding areas) that makes at least $200 per month please PM me. Ideally the property you have in mind would already have a reliable property manager.
