In my locality a property without a dishwasher is a red flag. Pretty much required where I am unless you are renting a unit at the very, very bottom of the market.

A lot of people have been indicating very similar! Guess I just didn't realize the cost (let's chalk it up to be inexperience).

@Chris K. Empty apartments will probably get more applicants. If it's furnished you can charge more, but you run the risk (in fact I'd say the certainty) of your furniture being damaged. So whichever feels right to you.

Other property rentals in the area charge $200-$300 , so I'm not sure if I should go to the maximum $300 as suggested or go monthly fee and just deduct on their deposit for any damages in the future.

Do you see yourself wanting a single family house sometime in the next 5-10 years? If so, I would probably save up more or whatever you have to do to get into a SFH now instead of hoping your townhouse appreciates enough for you to "upgrade" later. They each have their pros and cons. Townhouses are usually less work because the HOA does at least the outside maintenance for you. On the other hand, you get less privacy and less freedom to do what you want on your own property. Houses are generally more work but provide more freedom and privacy.

I do not intend to charge my tenants a pet deposit or monthly pet rent. Was thinking of a pet fee in the amount that a deep clean would cost? Carpet cleaning and house cleaning. Would $250 be reasonable and if the cleaning goes above $250 can I deduct the additional amount? This is a single family home. Good tenants who are responsible

@Jimmy Chao Someone's physical ability or lack thereof is not really yours to assess. You should review the ADA and any local laws and regulations you have about accessibility. You may need to install a railing if you don't already have one.

Definitely ask them to smoke outside — it's polite and civil, and will help them maintain respect for the property and you. However, if they don't do it and are jerks about it, raise the rent when their lease is up. If they choose to continue living there, the extra rent will cover any damages from continued smoke. If they move out, then you can get a new tenant and include a smoking clause in their lease.

Our lease says all plumbing drains well when tenant first moved in. It anything in the home gets clogged it's the tenants responsibility.
