No investing method is foolproof. BRRRR real estate investments do come with drawbacks, probably the greatest of which is that your investment is relying on a future value. If the property appraisal during the refinance process comes back lower than expected, you may not be able to refinance for the full desired amount.

Does the lease say no improvements? if so then, you can ask approach a lawyer or take it out from their security deposit as a "damage to property".

I'm planning to purchase my first unit within the year. Most likely in Seattle area. Curious about any pros/cons or advantages/disadvantages to duplexes over single units.

Personal loans are the quickest to fund, with some online lenders offering same-day approval and next-day funding. Pay close attention to rates and terms when it comes to online lenders. They may be fast, but many charge far higher interest rates, so the time you save might not be worth it.

Tenant just moved Into completely renovated home. Had some drain issues with plumbing but had two plumbers in there and spent $800+ fixing the problem within a couple hours each time. Bathroom got dirty in process. Now tenant stated he is going to stay in hotel tonight because “he had a long week and does not want to clean bathroom”. Do you... A) offer you pay for his hotel? A portion of it? B ) discount his rent $100 for the month as a way to compensate for inconvenience, or C ) problem has been addressed accordingly by owner and tenant should be happy he got things addressed in timely manner and got money back? Any experiences and feedback is greatly appreciated.

Idaho, Texas and New Mexico seems to have a high percentage of people moving in during this pandemic. This City-to-suburbs-trend seem to be noticeable in other states too.
