You are not the kind of person to make much money off of using it as a STR. What will $70k profit mean to your life? If money is tight (selling on your own might actually be costing you money, like using a PM will cost you returns) and it means a difference in your quality of life, sell. Sounds like you'd miss using it too much and miss the thought of having another place of your own to go in the winter.

If you’re going to use it personally in the summer than your money might not work. Yes you’ll get personal value from it, but a big part of your income potential will go away. Of course, the best time for locals is May, June, September and October anyway.

We've been using the august with bridge for over 5 years. You will need to install a keypad too. Works well for us but like any look, has it frustrations.

We switched to Dispensers, wall mounted, in all of our bathrooms in all of our STR's. Guests use them and love them . We don't worry about cleaners throwing the leftover small bar soaps down the toilets (that's a thing, especially if they find it after emptying the trash). I even put one in our outdoor shower.

Im sorry this happened to you. 

As you can see, in some markets where PM companies have a good competitive edge over or at least with Airbnb and VRBO, they have more control over collecting from these kinds of guests, like  @Nathan Gesner said his company did. No one can prevent this bad behavior though.

Like you read, it’s a good time to buy the right house in the right market. No one can say with accuracy that we’re at the peak of the real estate market. Data in my areas do not support that, in fact, available supply is even more limited as sellers are hesitant to list in this uncertain market. 
Buy right, have a couple of exit strategies, keep emergency funds. Nothing new, different market.

Yes, both. Ohana flaked out on us, and she quit four days before Christmas and I would not recommend her. We have been using Flip It with excellent service and communication.

Define most desirable.

One of our most desirable highest performing STR is a condo in a location where it is common, permissible and the HOA is STR friendly. We're on the board too. Many board members rent on STR platforms.

Our HOA fee covers things like Internet, cable, some insurance, water and landscaping, alleviating us from utility bills and weeds. It is the easiest STR we own and highly profitable, therefore, most desirable to us. And the net returns are stellar, year round.
