It makes me want to beef up my VRBO bookings. Giving guests 72 hours to make a claim is a free pass, especially for weekend bookings. Combined with their history of being pro guest and paying out to guests, it makes me wary.

One of our condo's has the same no pets policy but they are rewording and rethinking their terminology to more accurately reflect the current ADA language. They (HOA) have zero legs to stand on if said guest answered it was a service animal and answered correctly if asked what service the animal provides. You cannot be fined either.

So you’d charge $175/mo to be a virtual vacation rental assistant plus more $ when you actually do work? I agree you’ll have to see what the market will bare. Plus I don’t really know what a vvra does.

VRBO bookings have increased for across recently in two markets. Just yesterday a prospect messaged me on Airbnb with questions about our luxury house. She had just joined but referenced lots of previous stays. Turns out she books through agencies and VRBO and told me she used Airbnb this time for research. Then she booked our same house in VRBO. We clear more there bc we opted into the subscription plan, which more than paid for the $500 fee with this one booking. They aren’t offering that plan anymore, btw.

Whatever the regulations are, have a back up plan. The new governor just proposed forcing local municipalities to allow ADU's until she was blasted by the constituents.

Either buy a place with great ROI and pay for your vacations out of pocket, or sleep in your van OR do what Mike did and buy what you want where you want. It could be more of an appreciation property vs cash flow property. (Don't bank on appreciation.)

We just flew to Denver from Jax on Sunday and stayed and skied in Winter Park for three nights. Found the best Airbnb right on Main Street on the free ski shuttle line. Could not have been easier. I know this market is struggling to house the service workers because of demand and high RE prices. One thing I know about winter park is it’s the only ski resort that is served by Amtrak, like two miles away. Fly into Denver, take the train into Union Station and hop on the Amtrak right to WP in two hours.

Don’t disguise what it is. It’s a community pool, shared by only 8 homes. Nothing bad about that.

@Kenny McCarty That’s a really good point you bring up. How many people would don’t notice that? That’s BS on VRBO’s part. I wonder if they take the full service fee anyway. Probably do, from the first payment. 
You can’t cancel the second payment.

Guest cancelled and mailed the check. No penalties, contract signed. 
vRBO couldn’t help her access her account, she was on hold way too long, she couldn’t understand agent. My contract was an easy fit for her.
