Thank you Cheryl Pepper and Carrie Giordano.  I hadn't considered that contractors might charge less in fall and winter.  

I just worry that if a house doesn't sell right away, not only are the holding fees higher, but often the house sells for less in the long run.

I will check out the other posts on this topic.

Hello,

My husband and I would like to buy a house to flip, but realistically will not be able to do that until some time in the fall.  Figuring 30-60 days to repair and then list to sell, we will be heading into winter which we figure is a slow time for sellers.

My question is whether it would be better to wait until the end of the winter to buy so that it will be ready to sell  in the hotter spring market.

What are people's experiences with timing their real estate purchases?

I'm  glad you listened to the other's  advice and didn't  pay for more seminars. We bought the 3 day seminar for $2000 and the tax lien info for 1K. While it did get us interested in rei, I'm really glad we didn't  shell out any more money  for the advanced training.

Yes, we are interested in doing flips as well as buy and holds. Like you, we are educating ourselves at this point. We plan on attending a meeting next week in Minneapolis through the MN REI Association.

I have the same question as you, Michael regarding how to find a good real estate attorney.  I live in Saint Cloud, MN, not too far from you.  I've googled attorneys in my area and while there are some that say they handle real estate, I've wondered if that's the same as a real estate investment attorney.  I've also heard that your attorney and well as others on your team should be RE investors themselves.  Good luck to you!

@Kyle Soderman - Wondering how you are doing in your REI pursuits and if you have had any success yet in St. Cloud. My husband and I also live in St. Cloud and getting closer to taking the plunge. Have you had any successful flips yet? Are you focusing on St. Cloud or also looking at Sartell and Sauk Rapids?

@Ray H.  Wow, thank you so much for responding to my post.  I very much appreciate you taking the time to write back and for information you provided!

@Ray H. This was an excellent post, Ray. My husband and I just went to the $2K 3-day bootcamp this weekend in Minneapolis. It is exactly how you described it except that now the "promotors" are Christina and Tarek El Moussa of Flip or Flop. Information came across very quickly and I considered it mostly rah rah to get your excited about REI and signed up for their advanced training which cost between $20K - $45K. If we didn't make a decision over the weekend, we'd have to attend the free initial seminar plus pay another 2K and go through the 3-day bootcamp again just to be eligible for this advanced training.

I asked several of the trainers if they could give me references of people who took the advanced training, applied it and were successful.  No one could do that and they skirted around that by saying that there are no guarantees and that they don't hear from the people after the training.  Hmmm.  However, they said that they get rave reviews about the training itself.  So, after shelling out thousands of dollars, we wouldn't even know if their "system" would work or if it is really any different from this website or others.

My husband and I are newbies to this whole thing.  If nothing else, attending the seminar did whet our appetite for learning more and jumping in to make our first flip.  We look forward to reading more on Bigger Pockets and building a relationship with those of you here.
