Jeez.  I hope that's a joke.  We got started picking up foreclosures but I wouldn't wish the pain this country suffered on my worst enemy.

We were on the other end of this just a week ago. My husband completely spaced out selling investments and moving money in time for the closing (super busy at W-2 job). And I never asked because he's never forgotten before. Had to close 8 days later. Seller immediately said "Taxes, HOA dues are yours from May 3rd". (original closing date). Never occurred to us to argue as it really was our stupid error. Certainly can't see how that would have given us the right to walk away from the deal.

In my area,  anyway,  B&B's are regulated by the city.  You know if you buy a house next to it.  Very different.

For all the chatter about bringing down the neighborhood, I challenge you to explain why and how having a STR would bring down your neighborhood. What if a family moved in that looked different or had a different religion or cultural belief, would you want to city to ban that too so as to not bring down the neighborhood?

Banning just doesn’t make sense.

This is not  race or religion issue.  I have young friends who own in Wrigleyville,  near Wrigley Field in Chicago (home of the Cubbies).  They knew it would be crazy during Wrigley events,  that there are lots of bars there.  But the proliferation of AirBNB units has meant my friends have vomit outside their door on a regular basis,  drunks attempting to climb the fire escape and crashing into their windows,  and noise into the wee hours every night the weather is above 55 F.  They don't give a flying F.  about the race or religion of the jerk vomiting in the hall or crashing into their window.  They just want the peaceful enjoyment of their property.

 zoning laws are also a degradation of property rights, but no one questions them because they have been around for 70 years or so. 

Yeah...having lived in Houston,  where zoning is lax, and you can literally see a rusty trailer next to a 500K house....I'm pro zoning.

I'm with you,  Anthony.  In 8 years of this it hardly ever has bitten me in the butt to spend a little money and be accommodating.  Boundaries are necessary,  sure.  "Yes"  doesn't jump out of my mouth immediately.  But we're getting a reputation as good landlords.   In fact,  I had an open house last Saturday..tenants have purchased a home..and the wife left a handwritten note on the counter "To Whom It May Concern:  You will be so lucky to rent this condo.  You could not ask for better landlords".  7 of the nine people that went through in 90 minutes applied.  It will be vacant for 3 days,  just long enough to touch up paint and have the carpets cleaned.  What did I do for these tenants in two years?  Brought space heaters at 2 a.m. when the furnace failed,  and provided a filter for the water in the fridge.  That's it.

Miguel,  has the law changed in the last two years?  Because Aurora DOES legislate short term rentals.

Aurora considers Airbnbs along with other types of rentals.

"Airbnb-type rentals most closely resemble either sleeping rooms, which are not allowed in the city, or bed-and-breakfasts, which require a special use," city spokesman Dan Ferrelli said. "Enforcing regulations on these types of rentals is generally difficult because they are by-and-large housed in owner-occupied buildings."

I just want to reiterate,  living outside Chicago (same zone as Toledo)...when long winter becomes spring or it rains for days on end,  the bugs DO appear overnight.  Did you not experience that when you lived in the house?  For us in Naperville,  it's no ants for 2-4 years and one morning it's a science fiction novel...ants EVERYWHERE.

The pros use pyrethroids,  and you can find products with that.  My husband is a cancer survivor and he preferred to use something called Orange Guard as he thought it was safer.  But once every 3 years or so we get invaded by ants so badly and the OG doesn't work,  then I get the professional spray for under $200 (Use a local guy, much cheaper than Orkin or Terminix).  My H doesn't want to personally touch that stuff.  He sprayed weeds for the county during high school (herbicide not pesticide) and there are some statistical links between that and testicular cancer.  (think of how the guy holds the sprayer...up near the crotch).  Anyway,  because of all that,  he will allow the pro in once in a while but not touch it himself.  But he thinks the stuff you can buy is as effective as what the pros use.
