A small apartment for sale in the most desirable area of town. Sales Price 750000.00. New apartments are being built in the area going for $250,000+ for 1b townhouses (bigger). The numbers do not make sense at all as a LTR (long term rental) but as a STR (short term rental) they do not look bad at all. I currently own a SF-STR in the area that makes 3X what I would get for a LTR monthly rent. Regulations were passed recently banning STR in the city except in this zip code. The area is commercially zoned as well. The seller is aware of the above so he is overpricing the apartment. Hence, It has been sitting on the market for over 400days.

If you want to have a Mastermind.... Let me know. I ll join. It s hard to find investors who specialize in STR. I do not have a place to get solid advice (based on experience) and support.
I read and listen to a lot of podcast, but I still feel like I could use a tribe. It's currently a lonely space.
Lol... not mopping, just being honest. I know I ll be okay, but it's better with a group of liked minded individuals.

We need to have more conversations like this on bp. Number for LTR vs STR are different. I m having a hard time talking to investors bcs most of them only think LTR.

I just listed my LTR in Airbnb 3 days ago and in two weeks with less than 60% occupancy for these 2 weeks my mortgage will be covered.
Given your experience with investing and STR.
Will you suggest owner financing to acquire more properties in STR desirable areas⁉️
I would like to scale up and buy another one this year but I just bought my second rental a few months ago.i ll have to wait until next year to purchase another.

That sounds great. 20%below market value is unbelievable for owner financing,not impossible clearly. Just not possible for my area unfortunately. Here it is more like 20% above market value.
I agree with you 100%, the numbers have to work for various exist strategies.
I ll to be very patient.

Lol....that s scary.
I currently have a rental in the area I Airbnb. It dies very well. But I m won't be able to get another loan for another year. I really want to do another deal this year.
I just need to find a way, that works numbers wise.
