Baby steps here.
I very much hope to get there and I m working towards it.
I have a full time job and I m in grad school. I still want to keep some sort of momentum so these tiny deals are great classroom in the basics of the industry.
As soon as I m done with school i can invest more time to build partnerships and grow to full-time investor.
If there s a way to do it, I don't see it. But I m open.

The record says that an LLC owns it. further research revealed that the LLC is the wholesaler, a huge firm out of New York that operates Nationwide.
I don't know what s going on... But
I don't know that it matters so long as I can get the property for the price that I want and there aren't any liens or back paid taxes.

The hustle is real!!
I m in real estate for the long haul.
Please share your humble beginning stories for some encouragement.
I work a stressful full-time job as a laboratory scientist, and I m in grad school getting my second grad degree. Despite my mountains of education, I realized that education won't give me the freedom (financial and time) I want.
I have demonstrated thru work and school that I have a strong work ethic and I want to chanel my efforts towards something of my own that offers unlimited potential for success.
So 2 years ago I started in a discombobulated lol real estate journey. Given my limited time and money I m making progress ( which is great) but I m struggling.
I own 2 Properties right now and extended an offer on my third... Fingers crossed. I m exhausted but determined and excited!
I know we all go thru this journey.... Would love to hear yours.

After some research I learn that the wholesaler is the company that acquired the property a year ago and have been trying to sell it ever since.

It's not a "double closing" the realtor used the wrong term.
They want me to pay both the buyer and the seller s closing cost.
I also just found out that the wholesaler is the LLC that has ownership of the tittle.after I placed the offer she asked me if I wanted to negotiate bcs they suddenly got multiple offers.

Per our terms: Seller does not prorate taxes or pay delinquent taxes. Buyer assumes all closing and deed costs. Seller pays agents commission.
Closing Details- Buyer must hire a title company/attorney and order a title search to confirm clear title. Buyer can close with Title search, Deed and Settlement Statement, OR a Full Closing with Insurance. Either is fine and buyers choice. *BUYER must CHOOSE TITLE COMPANY and BUYER assumes all closing and deed costs (buyer and seller side).
All offers must be based on no contingencies or inspections. Property is sold as-is condition based on buyers due diligence; seller has no knowledge

Background
I just placed a low offer $1900 on a property that's been sitting on the Market for over 225 days.
Total cost might be around $5500
Rural town of about 1500 people where I grew up.
The house is worth about $25k tax assessment.
Can rent for about $500-600/month
Will need about $15k in repair (which I ll get back in about 3 yrs).
