@Josh Heinen I had a good experience with Dave Keane with Shelter Insurance. They write actual cash value policies.

I was wondering if anyone has used dual agency as a buyer and what the experience was like. I was looking into it, but I can't decide if it's a good or a bad idea. Thanks in advance!

@Teddy Schmitt That is great to start on real estate investing as early as you are! Welcome! I'm not experienced in wholesaling myself, but I have chatted with @Matt Guignon who may be able to provide more information about it than I can. Best of luck!

@Afsheen S. Welcome to STL! I would say that one preapproval letter would be enough, but I'd ask your realtor to check. I've had a couple of physician loans, but I don't know of any local lenders that offer them. Midland States Bank is a local lender I've spoken to in the past and they told me their physician loan program was on hold, but they were willing to do a 30 year conventional with 5% down, no PMI. This was a couple of years ago so I'm not sure how the current environment has changed their lending practices. I ended up going with a lender out of Texas because they gave me the best rate. I agree with @Account Closed about going through the WCI site. I went through a site called leveragerx. Is there a particular reason you want to be with a local bank?
