Since setting up business entities can be difficult navigating all the legal structure as well as the tax structure to get the most protection out of both sides I would suggest you use a professional adviser. The gentleman that came to mind when you said Wyoming LLC was Clint Coons, JD of Anderson Business Advisors in Seattle. He sets up and loves the Wyoming LLC work.

If you cannot work with him you might try McFerrin Law in Tacoma WA. They do work with real estate and could probably help you with the series LLC also.

Cameron Sume: A suggestion about looking for a CPA.  When interviewing CPA's please ask them if they work with RE investors and know how to maximize the deductions or depreciation on rental properties.  Not all CPA's know this.  I found this out the hard way.  I was denied a loan because I showed the income however the "CPA" did not show the depreciation or most of the deductions on the rental property and yes shame on me for not catching it. (I am a trusting person since I was paying a "professional" to do the work) When I brought this up at the investors meeting some of the other investors found their returns were also lacking in this area. I went threw three "CPA" before I finally found one who knew what to do with the information however I am currently looking again since the one I found has passed away. If you do the cram tests at the end you will pass.  You can do them more than once if you want.

Rockwell Institute is the best as far as I am concerned. Make sure if you use them you get the course for WA and not CA. Take the course and then do the cram tests at the end and you will pass the state test with flying colors.   Good luck.

Hello James,  You might go to the WA. ST. Dept of Licensing, click on professions, search appraiser. It will bring up information the state requires that may be helpful to guide you on your way to becoming an appraiser. You will know what to look for in the training you need to complete.

We certainly need more appraisers in the field.  I wish you all to luck in the world.

I would recommend Rockwell Institute for your real estate training. They are very good and if you do the cram test at the end of the study. You will be sure and pass the state exam because Rockwell helps right the state exams for Washington state.

I am looking for an accountant in Washington State who works with and understands investing, depreciation, expenses, you know the STUFF accountants should know.

You might consider speaking with a RE attorney just so you know exactly where you stand.  If you can get by with turning them in to the banking commission that would be great however it may take more than that.

PM me if you would like a name of an law firm that deals strictly with RE matters.  They are located in Seattle.

I am a certified private money broker and can lend in almost every state in the union however with my company you cannot be an Owner Occupant.  We only loan on non owner occupied properties.  I do not know if  all private lenders are like that however you might want to ask the question before you do all the paper work for the loan.  Good luck with your project and your move.
