@Jay Hinrichs it’s good to know. The land is about one acre between street, government land and private land in small coastal town. I will ask realtor how people do in the area. Thank you.

It's nice hearing from you, the investor who has looked into Long Beach WA. This vacant lot is on paved road and water and sewer are serviced. I am curious to know how you developed the lot in Ocean Shores and how the process was like. Was the lot close to wetlands ?

Hi Robert. It is encouraging to hear that. Whatcom county is close to Vancouver. I can see many Vancouverites would drive down for vacation. At the moment, I focus on the south part of WA. But stay connected. We never know. Thank you for your insight !

@Patrick Britton Thank you for your advise. Buying MFR is my focus as well.

You are right buying land to build is not simple. I have dropped a pin the property in Long Beach WA. I am studying there from every angle. I spoke with the people in City Hall and learned I could build as many cottages possible in that specific area. Now, I need to know the exact usable space, wetland delineation, water & sewer hookup cost, mitigation banking, cleaning up the trees, construction cost as exact as possible. If this does not work, that's fine. This whole process gives me knowledge. I look for other locations or different type of real estate investment.  So I joined BiggerPockets and get inspired from motivated investors.

Yes, I know it is difficult to find. Although I find the land, it would be another challenge to develop. I am learning the whole process right now. It was overwhelming initially but I am getting used to it as I gained more knowledge. Good luck on your investments !
