Hey Daniel, "David Wilcox" with Trust funding inc, he reached out to me and offered me a RE loan, I received exactly the same financing terms you did and also felt it is too good to be true, so I start searching online but couldn't find anything resourceful that prove this is a scam.
This is how I found this post :))
The website looks legit, and the business is active from 2018 ... how eventually did you find out its a scam ?

I work with Texas republic bank , they provide investments loan 
I know Prosperity Bank provide as well

calling all Investors, I am missing some expenses in the BRRRR calculator in the acquisition phase  :

I cannot find where does the calculator takes in consideration the interest paid to the HML in the 6 months period to refinance

In the calculator sample attached I inserted 20% down on the HML for 6 months hold 
both "Total project cost " and "Total Cash Needed At Purchase" do not include the 6 months interest rate paid for the HML...

I am probably missing out something, please enlighten me !

@Lucia Rushton.  I agree with what you are saying on wholesaling deals in Dallas area. 
I am a new investor, I have been seeking BRRRR deals for the last 45 days through wholesalers and MLS. most deals are offered at 80-90% and most are really beaten up properties...
I find it a great challenge finding deals for under 75% , also with a very high property taxation in Dallas the 75% rule make it even tougher!
I hope to hear if more investors feel the same ???

Hi James , your answer really surprised me.

Perhaps since I am a newB to RE.

I currently work with 2 wholesalers in Dallas area. As I understand they are both pretty straight forward with the seller and me the buyer. They "helping " him finding a buyer investor that would like to deal with his property and play as the middle man for.sure they are agents but their job is also finding the deals

Most of these properties are in very bad condition and most likley no privet buyer would want to deal with it.

Their fees are transparent to both seller and buyer.

As I see it from the investor point of view, the wholesaler job is to bring a good deal to the table.

Not.listed on the MLS.

If you are able to find a way finding good deals in your area so both seller and buyer are happy you will be successful!

If you do it with transparency for both sides you will get respect and grow honnorable business.

Hi Ya’ll

I am getting some nice out of the MLS listings for distress houses (really bad shape ones...)

They are very aggressive sales with less than 2days for giving an offer. I need to do all my due diligence in the given time, once the offer is accepted I am  committed to purchase. there is no closing period.

I need to have an inspection and rehab cost calculation in 1-2 days prior to offer, so I am searching for a good App 

I do not mean checklist...

There are some Apps out there like ; Deal crunch, LEX, DIY remodel cost and more...

If anyone is working with one and is 😃 please share with us
