 Ram,

Did you get an actual quote on the building for insurance?  If the building is built before 2001 your insurance may not be accurate. You have 11 STRs, so I'm assuming you know what you're doing..here are some average costs for PCB:

  • Electricity: $50-60/month per 500 sq. ft. of living space
  • Gas: Depending on how many gas-powered appliances a unit has, this can range from $35-$85/month on the low end.
  • Water/Sewer: $100-200/month (depending on usage and if the property is well-fed or city)
  • Internet: $100/month – Xfinity/Comcast and WOW!
  • Taxes: Estimator for Bay county—  baypa.net

Good luck! Keep us all updated.  


There are 4 units with a total of 6 BRs and 6 BAs.   No way is water going to be only $100-$200 a month.

Neil,

Jump on the Short Term Shop website and look at all the markets Avery is in (for a reason.)  Wherever the numbers work the best for YOUR situation is where I would focus. 
Look for places that are driveable and proven STR markets (pandemics won't affect travel to them).
Panama City Beach appreciation was 18.7% last year, and our local tourism boards are heavily focused on making us a 365 day-a-year destination.  We've been renting here for 50+ years...it's what drives our economy.  Let me know if you have any other questions! Good luck!!

Remy-  As the other agents (and the Boss Lady) have mentioned, The Short Term Shop will not only put you in the right areas, all of us agents own rentals/develop/invest.  We and Vodyessy are two different entities completely. We have the education piece, but we also have agents who are Locals to our markets. We know these places inside and out and can give you a better piece of mind as eyes and ears on the ground!

 Ensure that your State-specific requirements for renting is in your contract. For sure have a RE lawyer go over it afterwards to make sure YOU are covered!  You should be able to do an online search for an example of your State's leases, and go from there. Good luck!
