I use Sherwin Williams Agreeable Gray (SW7029) and Extra White (SW7006). You cannot go wrong with these!

All,
I am encountering a couple of situations where the bedroom count and the Square footage at the county records appear to be lower than what the houses truly have.
1) Typically what is the process to get this information corrected and how long does the process take? How much would it cost?
2) In one case the seller completed the addition of 2 bedrooms and 2 bathrooms without pulling any county permits. What risks do you see if working with the county to fix this information?
I would like to hear other investor experiences in this area.

I am in the the last stage of Refinancing a BRRR purchase. The appraisal came out to be less than I wanted ($110,000 compared to $130,000 I was expecting). Few of the appraiser's comps were different from mine.
Has anyone successfully challenged an Appraisal and received a higher appraisal after pointing the right comps to be used? I look forward to your experiences.
