Hello fellow bigger pockets members,
I am currently in escrow and just completed the home inspection last week. Move in date is coming up June and I would like to add square footage to the basement and also add a bathroom and kitchenette in the basement. Does anyone have any contacts for a contractor in the area.

I have a home and pest inspection scheduled next week and it was brought to my attention that in addition to the home inspector I should hire a plumber to check the lines and a structural engineer to check the structure of the home. I do plan on adding square footage to the basement area as it has been converted to a room but I would like it to be a larger room. Would it be wise to hire a structural engineer and a plumber in addition to the inspector? Any thoughts. The home was built in 1981. Its wood frame, roof is shake/shingle and its public sewer and water. Two stories build on an up slope from the street. Any suggestions are greatly appreciated.

I actually was able to come across an off market property via word of mouth and I am in the process getting documents completed. You are right it was all a matter of asking, networking, and seeking non stop. Thanks for your support :)

Hello everyone, greetings so I am a single mom and just got a pre approval for a USDA direct loan for the amount of 285K. I have been trying for 5 years to get a pre approval for a home. It is just me, no co signer, no family, completely on my own. So five years later I am finally pre approved and the problem is there are no homes for sale in or even near the areas that qualify for USDA. I do see some homes for sale above my loan amount of 285K. I see some homes for sale in the 315k range and 319K range however this is far below my loan amount. I work in Rialto, CA so I was looking to buy in Lake Arrowhead, Crestline, Lake Gregory, Twin Peaks, as these areas are rural but still within driving distance to my current job. I am beginning to feel hopeless. Any suggestions on finding properties in these areas. The USDA only allows 60 days to find a property then I will be ineligible once again. Again the property has to be rural and within the loan amount of 285 K. Any advice is much appreciated.

I'm a new investor looking to place roots down in the San Bernardino county area. My goal is to get my first property by 4- 6 months from now. I'm a little shy, but I want to get to know people who are in this market as well. Yes in Southern California. Due to my income the preapproval is probably going to be around 265K. So all I could find rural area was 29 Palms and Yucca Valley. @Bruce Woodruff
