Hi everyone, I am wondering how would I find out the vacancy rate for a specific area? Also how would I determine comps if there are no comps from this same area. I am having a difficult time analyzing this deal due to no available comps.

Hello I a am a newbie real estate investor empire. I am getting leads however my numbers are off when generating offers. I am looking to connect with someone who is good at analyzing properties and coming up with on point numbers as this is key when finding deals. Is anyone experienced in purchasing a probate home. I seen one in Southern California with some repairs it could possibly be a good home. But it will not qualify for an FHA loan because it need extensive repairs . If I don't have cash what is another loan I can use to purchase this type of home? Or another strategy? Any suggestions?
