I don’t mind age if structure is sound. Everything else can be, and for me, often does, get replaced to make it brand new. Besides being great for creative finance, Brrrr really helps minimize the “problems” Of older properties by replacing them.

Good discussion. Anyone else considering 6mo leases? I’ve got something I’d love to rent for a bit then sell. Would prefer 6 to 15… but I suppose 15 could accomplish a similar goal.

Sorry this is happening. I’m as open minded as they come but there are areas i avoid… I don’t think “cutting your loses” is a bad idea. It’s not just the math, sometimes it really is the mental and emotional benefit.

Should be same amount and usually just paid by end buyer

I think the best thing you can do to keep your tenants happy is to be a good landlord and that will help with retention of your tenants. 


I agree with this. I’m a softy who needs to put on a straight face.

I haven’t been doing it yet, as I self manage and have a decent memory.  I do probably need to start but haven’t been messed over yet or messed with someone else in that sense…
