They will try to narrow it down to the 3 most comparable. They will factor in condition, proximity, and ideally be within 90 days on the market, if not 90 they will be 180.

If you go out of state David Green’s book on Out of State investing, specifically his words on the “core 4” are a must have. Highly recommend the book and taking those things into account.
