Hi all,

I know there's CAP rates, ROI / NOI, 1% rules, but in terms of cold hard dollars, I'd be fascinated to know what you average real life positive cash flow per door is, on average, per month. I'm just asking for my own selfish motivation / inspiration and to dial in a buy and hold strategy. It can be without expenses for simplicity sake. Or included.

Simply put: per rental do you get $100-$500 net cash per month? (Example dollar amount)

I'd prefer SFR examples, because obviously larger apartment deals while really juicy are also at a scale I myself cannot yet reach.

I’m also curious for those who have achieved early FI how many doors it took.

I tried to see if already on a forum but didn’t see it, so thanks in advance if you do respond!

This is a great thread and love all the feedback too..... I read most but if not already said, I've noticed that SUGAR is a killer.  Especially, bleached white, industrially processed sugar & almost worst, corn syrup functioning as a sugar replacement but metabolically processed the same.  While I am only human I have noticed direct correlation between the absence of sugar and high levels of motivation, energy, and daresay optimism; adversely I've noticed that high levels of sugar consumption, especially in daytime hours, lead to horrible crashes of energy, motivation, and daresay depression (not necessarily clinical depression but certainly depressed attitude or state of mind).  

I suppose the same can be said of overly processed food, crappy meats from suspicious places, and perhaps even too much meat in general.  I'm not vegan, vegetarian etc but sometimes LESS meat, perhaps even a day or two without it, replaced by plant based protein, simply makes me feel good, and I enjoy it without having to claim to be something I'm not (vegan etc).  

I've also toy'd around with intermittent fasting, which is easily googled but the short version of it for me is no breakfast and no food till about noon, and cutting off dinner etc by about 6 pm.  I usually can lose a pound or 2 doing that per week, but even if I don't I again just feel better.    

Come hang out with my 2 year old daughter when I'm guilty of giving her treats and sugar in excessive frequency and we will both be reminded of why it's better to just be healthy :)
