I’ve got a funny one. Funny now but I was mad. Took on my first flip last year. Had 3 bathrooms. I also had a porta-poty outside and asked crews to use that. Anyway this shmuck I found online installed 2 toilets. No water on one, no toilet seat on the other. So, I came to the house to check on the job with the crew gone. Someone left me a nice (and huge and stinky) “present” 💩in the toilet that had a seat, but no running water 🤦🏼‍♂️ Turns out large bottles of draino can work wonders... Anyway that flip had a lot of headache stories. But this was the crappiest of them all....

40-60% makes for a good deal and can likely pass along for a flipper at 65-70%. Depends on if achieving Arv requires < 20% in remodeling

Hi from a fellow Okie! I am going to add you as a colleague because I'm inspired. I'm a newbie trying to just make a small initial profit and the fact that you took a simple 5k profit is my favorite part. That's a lot better than $0 by sitting around doing nothing.

I know on several podcasts and webinars BP has mentioned advice on providing lenders with a written proposal essentially stating why you believe a property is a good deal, and what you will do to manage it well. Does anyone have a quick link or a few good bullet points? I am looking at a deal that can positively cash flow between $1,000 - $2,000 once fixed up. I am confident it's a "good deal" but would like to intelligently present why I believe it is to lenders, given I will either use private or commercial.

Hi y'all I hope the keyword in this shows up correctly or is at least targeted for the Okc area. I've got one / my first deal under my belt (a buy and hold rental) and now I am embarking into the fun world of flipping. I am needing a reliable GC who isn't "cheap"'in terms of low quality, but also isn't looking to make more profit than me on a deal.
